Previously, VERTEX's Max Elliott, PMP explored the concept of using geospatial data to study the impacts of COVID-19 on the Construction Industry here in the United States. Over the next few months, we will continue to monitor the impacts of COVID-19 on the Construction Industry using data visualization as our guide. Below is an update from the most recent report for May.
It wasn’t long ago that submittals and shop drawings required that seven or more hard copies be prepared, circulated, and returned in hard copy format. Today, construction management firms, general contractors, subcontractors, project owners, and AEC firms rely on cloud-based technology and Software as a Service (SaaS) platforms for the paperless transmittal and storage of project documents. VERTEX's Frank Benway discusses the use of construction technology in surety bond claims.
Many residences in colder climates include fireplaces and chimneys. While fireplaces can provide a charming sense of warmth and comfort to a living space, if misused or damaged, they can result in damage or fire to a residence. VERTEX's Isaac Gaetz, SE, PE, LEED AP discusses the importance of proper design, proper installation, and regular maintenance and cleaning to prevent poor performance or property damage.
Over the last five decades, there has been a proliferation of development in urban and suburban areas and, with the always-increasing value and scarcity of land, developers are creating more and more planned communities to maximize housing density and increase profits. As a result, condominium and cooperative buildings, townhome communities, and single-family homeowner associations have been established. VERTEX's Robert Klein, CPE, CEI, CIT discusses the importance of Transition/Turnover studies.
Right now, the COVID-19 crisis is taking a toll on all industries and the construction sector is no exception. Still, even while construction companies are reeling from project shutdowns, it is not too early to look forward. For those in the insurance and surety world, now is the time to prepare for what could become a race to capitalize on a rise in demand for modular construction projects. VERTEX's Jonathan Hahn offers a few key factors to contemplate when considering underwriting future modular projects and hopefully, before adjusting claims related to them.
Vapor intrusion is an issue that is increasingly creating headaches for owners and developers of commercial real estate, as well as their lenders. Over the last several years, we have seen the US EPA and many states issue vapor intrusion guidance, and the EPA has made it clear that vapor intrusion must be considered when purchasing a property in order for the property owner to qualify for landowner liability protections under the Superfund law. VERTEX's Steve Long discusses how Trichloroethylene (TCE) can impact real estate transactions.
